Many of you that live in Dallas or North Texas, in general, would be hard pressed to not notice the 30 something new apartment buildings in the loop going up everywhere.  It’s like, wow, where are we going to find all of these people to fill these new luxury apartments?  And, why are they all luxury apartments?  Why are they not building more affordable apartments to meet the demand of other renters looking for a little more cost effective living environment?  Either way, our opinions don’t really matter.  Money is what matters and it’s maximizing on the money making investment developers are building.  The fact is there are over 100,000 people per year moving to Texas and many of those to North Texas.  Due to economy bouncing back and North Texas adding numerous new corporate headquarters, we are one of the strongest job adding cities in the country.  It’s really a beautiful time in Texas, let’s just hope it continues.

What an absolute treasure it is to live in Texas during the Spring.  The temperature is just the perfect situation of not being too hot or too cold.  Depending on what part of Texas, you are looking at an average temp of 80 degrees.  You can’t beat that!  As well as the nice temperature, we have the most beautiful bluebonnets imaginable and are actually world famous for them.  Many people travel to just have photos taken with them.  It’s truly a site to be seen.  As well as bluebonnets, the leaves start coming back and beautiful flowers bloom.

Spring time in Texas is not all bluebonnets and butterflies because we deal with some pretty serious weather.  Tornados are somewhat normal and let me know you about the hail.  The hail is, well, hell.  We see anywhere from dime size to softball size hail as we did two nights ago from doing this post.  This weather can be lovely and dangerous but we wouldn’t have it any other way.  This brings us to our next point is insurance.  With this terrible possibly dangerous hail and storms, you want to make sure you are equipped with wind and hail damage insurance.  Your home can get severely damaged and having the right insurance will save you thousands of dollars.  This goes for renters insurance too, because you never know what can happen.  Trust us!

What are the best school districts in North Texas?

Are you new to North Texas or Texas in general?  Are you planning to move here or do you currently live here and expecting a little one?  Do you already have a family and looking for the best school districts in North Texas?  Well, you are not alone.  That is a question we, as Realtors, get quite often.  As we all know, North Texas is huge and there are many different districts to consider.  What might be best for one student, might be different for another.  I think it’s also what you, as parents, value most.  There are several questions you need to ask yourself when wanting to know the best school district in the DFW.

First question would most likely be academics.  How are their academic grades and test scores?  How do they stack up against other districts.  This is rightly the most important thing on our radar.  I mean, our kids need education and the proper education like they need a glass of milk in the morning.  Another important ranking would be how they stack up when it comes to health and safety.  Do they have a strong preventative and security throughout.  Do they have the proper medical and security staff?  Do they have their own police department as Dallas ISD does?  These days you can never been too prepared.  What about culture and diversity?  Is this important to you when thinking about the best school district in North Texas?  I know to many, it’s important to provide a culturally diverse education as that is what it’s like in the real world.  We think that sports and extracurricular activities are another huge factor when judging.  I’m sure there are many more deciding factors but these are the most important that we’ve found.

The Best School District in North Texas

So after skimming through the over 50 school districts in North Texas it is no surprise that Highland Park ISD takes the top spot.  This school districts rank an A+ with all of those rankings above minus the culturally diverse.  The education here is top notch throughout Texas.  Highland Park ISD services Highland Park and University Park known as the Park cities.  The second one on our list is Carroll ISD.  This district cover Southlake, Westlake, parts of Northern Colleyville and Northern Grapevine.  Southlake- Carroll has a well know athletic department and always ranks high in test scores.  The third and last that we will cover is Coppell ISD.  This school as an absolute gem and constantly ranks with an A including the culturally diverse which is not the case in the previous 2.

The fact is, there are many fantastic school districts in Texas and these are just our top 3 pics.  Again, what might be important for one family might not be for another.  We suggest you weigh your options and ask an expert as well as visit the schools if you can.  We’d love to hear your thoughts.  Please contact us for more information.

Could this be true?  Are mortgage rates on the rise after years of historically low rates on home loans?  According to the chief economist for the National Association of Realtors, Lawrence Yun, they are most definitely going to rise.  It is time and there will be a slight increase.  BUT, an increase enough to possibly edge out some would-be buyers, especially in the millennial age group.  Since it is taking millennials longer to save and the price of rent steadily increasing, it is taking longer to come up with the necessary funds to make it economically feasible to buy.  Yun from the NAR shows a forecast of an average 30-year mortgage to increase around 4.4%.  That is up .8% from the year before and .5% the year before that and could very well be the tipping point for many would-be buyers.  Not so fast, says many experts.  This will all depend on many things and believe it or not, the new presidential administration has a lot to do with it.  Since the new President Trump ran on cutting regulations, this cutting could include the Dodd-Frank rule and open up a new class and segment of buyers.  There is a lot to consider for the year 2017 but we are excited nonetheless vogzt2d.  What we do know for sure is there has been a slight increase in the rate and we look forward to the future of our economy and the real estate market specifically.

Top 10 neighborhoods for school in DFW

1. North Plano

Immediately south of State Highway 121 just west of Custer Road is an area of northeastern Plano that’s inside Frisco ISD. Anderson Elementary and Fowler Middle School are among the local campsuses that push this area to No. 1.

2. Frisco (north of Eldorado)

The area north of Eldorado Parkway and west of Coit Road contains Sem Elementary School, which is among the top elementaries in the region. It’s also home to Maus Middle School. Highly rated Heritage High School and Roach Middle School are nearby.

3. West McKinney

Drive a short way east on Eldorado from neighborhood No. 2 and you’ll be in west McKinney. This area has many of the same strong schools. Then as you drive north towards U.S. Highway 380, you enter Prosper ISD, where institutions schools such as Lorene Rogers Middle School give Frisco a run for its money.

4. Frisco (east of Preston)

East from of Preston Road North and State Highway 121, you’d be hard-pressed to find areas where students don’t attend consistently good schools.

5. Craig Ranch

Another group of excellent FISD Frisco ISD schools can be found in the nearby Craig Ranch area of McKinney, north of State Highway 121 and east of Custer Road.

6. Flower Mound (along Stone Creek)

Drive three or four miles west of Interstate 35E on Main Street and then Cross Timbers Road, and you’ll be just north of the area between Long Prairie Road and Stone Creek Park. Here you’ll find students who attend the best combinations of schools in Denton County.

7. Flower Mound (Flower Mound Road to Lake Grapevine)

Students living in the swath of developments stretching from Old Orchard Lane to the lake attend some of the same schools as students in neighborhood No. 6, and get results that are nearly every bit as good.

8. West Plano

Students living between Independence Road and Preston Road in the northern part of West Plano attend Frisco ISD schools. They benefit from a superior education at places such as Borchardt Elementary and Fowler Middle School.

9. Frisco (west of Dallas North Tollway)

South of Main Street between the Dallas North Tollway and Teel Parkway are many housing developments, including the Starwood planned community. Schools attended by students in this area, particularly the parts due west of Starwood, are very good.

10. Downtown Frisco

As Frisco leaders continues efforts to revitalize the suburb’s older core and original downtown, families can look to the area for the same excellent schools paired with an increasingly “in town” feel. Older homes, as well as condos, offer less expensive alternatives to some of the newer developments.

A little uptown history.

The now-upscale Uptown area was originally outside the city limits of Dallas, and was home to those not welcome in the city. The west side, near present-day Harry Hines Boulevard, once hosted a large Hispanic neighborhood known as Little Mexico. The east side, now anchored by Cityplace Center, was the site of the Freedmen’s Townestablished by freed African-American slaves. Very little of this working-class history remains, with the Hispanic west being turned into high-rise buildings, and the African-American east being destroyed by the construction of Central Expressway and Woodall Rodgers Freeway. All that remains of Freedmen’s Town is the Freedmen’s Cemetery, which gained national recognition when Central Expressway reconstruction revealed over 1,100 graves beneath existing and proposed roadways. wikipedia
