Many of you that live in Dallas or North Texas, in general, would be hard pressed to not notice the 30 something new apartment buildings in the loop going up everywhere. It’s like, wow, where are we going to find all of these people to fill these new luxury apartments? And, why are they all luxury apartments? Why are they not building more affordable apartments to meet the demand of other renters looking for a little more cost effective living environment? Either way, our opinions don’t really matter. Money is what matters and it’s maximizing on the money making investment developers are building. The fact is there are over 100,000 people per year moving to Texas and many of those to North Texas. Due to economy bouncing back and North Texas adding numerous new corporate headquarters, we are one of the strongest job adding cities in the country. It’s really a beautiful time in Texas, let’s just hope it continues.
Spring Time in Texas
What an absolute treasure it is to live in Texas during the Spring. The temperature is just the perfect situation of not being too hot or too cold. Depending on what part of Texas, you are looking at an average temp of 80 degrees. You can’t beat that! As well as the nice temperature, we have the most beautiful bluebonnets imaginable and are actually world famous for them. Many people travel to just have photos taken with them. It’s truly a site to be seen. As well as bluebonnets, the leaves start coming back and beautiful flowers bloom.
Spring time in Texas is not all bluebonnets and butterflies because we deal with some pretty serious weather. Tornados are somewhat normal and let me know you about the hail. The hail is, well, hell. We see anywhere from dime size to softball size hail as we did two nights ago from doing this post. This weather can be lovely and dangerous but we wouldn’t have it any other way. This brings us to our next point is insurance. With this terrible possibly dangerous hail and storms, you want to make sure you are equipped with wind and hail damage insurance. Your home can get severely damaged and having the right insurance will save you thousands of dollars. This goes for renters insurance too, because you never know what can happen. Trust us!

What are the best school districts in North Texas?
Are you new to North Texas or Texas in general? Are you planning to move here or do you currently live here and expecting a little one? Do you already have a family and looking for the best school districts in North Texas? Well, you are not alone. That is a question we, as Realtors, get quite often. As we all know, North Texas is huge and there are many different districts to consider. What might be best for one student, might be different for another. I think it’s also what you, as parents, value most. There are several questions you need to ask yourself when wanting to know the best school district in the DFW.
First question would most likely be academics. How are their academic grades and test scores? How do they stack up against other districts. This is rightly the most important thing on our radar. I mean, our kids need education and the proper education like they need a glass of milk in the morning. Another important ranking would be how they stack up when it comes to health and safety. Do they have a strong preventative and security throughout. Do they have the proper medical and security staff? Do they have their own police department as Dallas ISD does? These days you can never been too prepared. What about culture and diversity? Is this important to you when thinking about the best school district in North Texas? I know to many, it’s important to provide a culturally diverse education as that is what it’s like in the real world. We think that sports and extracurricular activities are another huge factor when judging. I’m sure there are many more deciding factors but these are the most important that we’ve found.
The Best School District in North Texas
So after skimming through the over 50 school districts in North Texas it is no surprise that Highland Park ISD takes the top spot. This school districts rank an A+ with all of those rankings above minus the culturally diverse. The education here is top notch throughout Texas. Highland Park ISD services Highland Park and University Park known as the Park cities. The second one on our list is Carroll ISD. This district cover Southlake, Westlake, parts of Northern Colleyville and Northern Grapevine. Southlake- Carroll has a well know athletic department and always ranks high in test scores. The third and last that we will cover is Coppell ISD. This school as an absolute gem and constantly ranks with an A including the culturally diverse which is not the case in the previous 2.
The fact is, there are many fantastic school districts in Texas and these are just our top 3 pics. Again, what might be important for one family might not be for another. Could this be true? Are mortgage rates on the rise after years of historically low rates on home loans? According to the chief economist for the National Association of Realtors, Lawrence Yun, they are most definitely going to rise. It is time and there will be a slight increase. BUT, an increase enough to possibly edge out some would-be buyers, especially in the millennial age group. Since it is taking millennials longer to save and the price of rent steadily increasing, it is taking longer to come up with the necessary funds to make it economically feasible to buy. Yun from the NAR shows a forecast of an average 30-year mortgage to increase around 4.4%. That is up .8% from the year before and .5% the year before that and could very well be the tipping point for many would-be buyers. Not so fast, says many experts. This will all depend on many things and believe it or not, the new presidential administration has a lot to do with it. Since the new President Trump ran on cutting regulations, this cutting could include the Dodd-Frank rule and open up a new class and segment of buyers. There is a lot to consider for the year 2017 but we are excited nonetheless vogzt2d. What we do know for sure is there has been a slight increase in the rate and we look forward to the future of our economy and the real estate market specifically.
Apartments with Fitness Centers
Ah yes, finally 2017 has arrived. If you are anything like us, you come up with your best New Years Resolutions. Usually, getting in shape is at the top of the list for many Americans. It is the pinnacle of a new beginning of self-improvement physically, mentally and spiritually. The key to any new year resolutions is consistency. There is a vast jump in new gym memberships Jan and Feb of each year. Everyone trying to do the same thing and that is: GET FIT! I think one of the biggest drawbacks to going to the gym is, inconvenience.
But, what if your gym was at your apartments and you only had to walk downstairs? That would be ideal, right? We have scurried the apartments with fitness centers around the uptown and downtown area to compile a list of our top 3 communities that have the best fitness centers so here ya go.
Olympus at Ross
- The top apartment with a fitness center is hands down Olympus at Ross. Or should I say 3 fitness centers? This new community was built in 2014 and sits on the corner of Washington and Ross. This luxury mid-rise has a weight room, cardio room, and spin room all equipped with high-end machinery. While a one-bedroom goes for around $1200-1500 and two-bedrooms go for $1800-3000, the fitness center here will save you $50 in gym fees.
- Perhaps one of the best high-rises in Dallas right now is Skyhouse Dallas. An absolutely gorgeous modern with high rise amenities hard to beat in any city. The fitness center here has a yoga studio, weight room, and cardio for the one trying to shed off those holiday pounds. While a 1 bedroom can set you back 2000 plus, the amenities here far make up for it. These apartments with fitness centers will knock your socks off with the views of the city.
Southside at Lamar
- The next property on our list is an oldie but goodie. If you are into true loft living and love the industrial feel, there is perhaps no other building better than Southside on Lamar. This is an extremely popular building and is full of artists and professionals alike. They have a huge weight room that is included in the rent and has as many treadmills as your little heart desires. This building has a ton of amenities but the fitness center might be the best. If you’re looking for a personal trainer, you’re in the wrong place. BUT, if you’re looking for an APT, Call us. Don’t do it alone!

I don’t know about you guys but we’re all about Christmas lights in Dallas during the holidays. There is just something about seeing Christmas lights that get you in that funky loving Christmas Spirit. Being in North Texas, we are a bit spoiled when it comes to seeing Christmas lights or attending Holiday events all around town. Some of these spectacular sights are pay to play but there are many that are free. We have scoured the city to come up with the perfect site that is free to enjoy and it just happens to be in one of our most favorite neighborhoods in Dallas.
Where To Go
With just 6 days until that old fat man comes crawling down the chimney to leave some goodies, you must make a stop in the beautiful town of Highland Park. While most of us know where Highland Park is, there are certain areas that garner the most attention when it comes to Christmas lights. In our opinion, the best areas for the experience would be in the vicinity of Armstrong and Preston and everywhere in between. Gorgeous estates with gorgeous displays are the norm here. You can literally drive yourself, drop the top or roll down the window while jamming to jingle bells and experience the magic without spending a penny. Well, minus the gas:)

Is your upstairs Neighbor having a rave? Loud Noises Scare me
Here are some tips for dealing with loud neighbors:
I felt inspired to write this piece because I am currently going through this very situation. Oh the noise, it’s killing me. Some nights I feel like they are raving and some nights I feel like a wrestling match. This past weekend they were definitely doing some sort of native dance. You see, we live in a mid-rise building and you can sometimes get lucky where the building actually puts steel and concrete in between floors or you can get extremely unlucky where it seems as though there is just a piece of wood separating the two floors. Of course, a lot of this is just luck. In our case, the building was well built but we just happened to get that dreaded upstairs neighbor that sounds like Andre the Giant as they walk through the apartment sounding like a stomp to a marching band when they are probably just walking to the bathroom. Sorry, just had to get that out. There are a few steps to try that might help with this issue.
I would say the first thing would be to actually talk to your neighbor. Let them know how much you can hear and hopefully, they will be more cognizant of their noise. If that doesn’t work, talk to your management office. Advise them you have already spoken with your neighbors and ask what remedies they have.
Some of them might let you move if it is too bad. In order to validate this complaint, don’t be afraid to call the courtesy office to let them hear just how bad it is. They always notate their calls and this will be your ammo. Last but not least, would be to break your lease. In my opinion, peace of mind is much better than having to put up with the tornado above for the whole lease term. Of course, this will cost money but most apartments will allow you to break your lease by paying a penalty fee.
We definitely feel your pain if you are going through this. If you would like to prevent leasing somewhere that was built like a matchbox, you should definitely hit us up. November in Dallas
November in Dallas is an exceptional time of year for Dallasites and people in the DFW in general. The average temperature is 55f although lately seems to be in the 70s. Not too cold and not too hot, just right. Hey, we’re not complaining one bit but is global warming real? Seems to be here. All kidding aside, there are so many things to do this time of year as we count down the days until Thanksgiving and then Christmas. Many fall festivals are happening as well as some major events and show to catch at the Dallas Arts District.

Some of our favorite happenings go on at the Dallas Arboretum. One of the most beautiful public gardens to visit during the fall. Autumn at the arboretum is an absolutely gorgeous time of year here and you better capitalize and get those photos done stat.
